Redecoration & Waterproofing (Phase 1)

Winelands Golf Lodges

The contractor was tasked with a redecoration of the clubhouse as well as new gutter installations and waterproofing repairs throughout the complex.

A few issues we came across during the project were that the falls of some gutters were laid incorrectly when the lodges were built, resulting in severe water ingress into the roofs damaging the interior of some lodges.

Our solution to this was the implementation of external hopper boxes to correct the flow of water and bypass the encased downpipes.

Roofing & Waterproofing

Eikestad Mall

There are a few different systems that have been implemented to the roofing and waterproofing of different areas around the site.

One of our challenges faced was the correction of the waterflow and drainage.

To solve this issue, we specified a new screed to fall system on various areas to ensure that water does not stagnate on open areas and find weak spots to penetrate the substrate below.

EXTERNAL REDECORATION & REFURBISHMENT

Asbury Grove

Ashbury Grove situated in the Northern suburbs underwent an full external redecoration. From crack, spalling and concrete repairs to the final finishing coat of the Dulux Weatherguard, we pride ourselves in close Project Management style.

Bayview Mall

Partial Roof, skylights replacement addressing the client needs with budget restraints. Clear identification of clients needs to optimize best outcomes for replacement.

Cape Royal

External redecoration of the iconic Cape Royal situated in the heart of Green point. Undertaking the required crack, spalling, concrete repairs to waterproofing of the balconies and finishing off with the final coat of the Prominent High Performance Neuklad, we pride ourselves in close Project Management style.

This project involved a full redecoration scope, including the painting of all facades, refurbishment of woodwork and steelwork, and partial waterproofing along with the replacement of outlet with necessary flanged outlets.

THC provided a specification for the redecoration of the building as well as for the replacement of the asbestos roof.

WATERPROOFING

North Warf, Cape Town

This project involved comprehensive waterproofing works, including the installation of screeding, application of waterproofing membranes, and sealing of all joints and protrusions. The project was completed with a quality tiled finish.

REDECORATION - PAINTING

Somerset Links, Somerset West

Our client approached THC and requested a full assessment of the business park where we noted several defects throughout, namely: cracking, topcoat delamination, alkali burn and subpar previous repairs.

THC proposed a full redecoration to give the park a new look. The client chose to stick with the same colour scheme using Dulux Wall Guard as their preferred product and supplier.

Seven St Charles, Cape Town

Our role on this project was to ensure every specification and product guideline was met from start to finish. The appointed contractor, Ultimate Height led by Ross Hall, took on the challenge using their expert rope-access team. The building was tackled in phases, façade by façade, to keep the process efficient and controlled. Work on site included Marmoran repairs, a full exterior repaint, and waterproofing the slab beneath the rear paving.

One of the biggest challenges was access. With limited space around the building, traditional scaffolding wasn’t an option — making rope access the smartest and most effective solution for a smooth, streamlined workflow.

REDECORATION - PAINTING & WATERPROOFING

The View, Fourways

The works will be carried out at The View Body Corporate estate, which comprises 50 blocks and approximately 577 units. The project includes the preparation, treatment and painting of all specified substrates throughout the complex, as well as the treatment of rising damp in areas where required. The scope of work covers the painting of various surfaces including external walls, ceilings, timber elements such as doors, frames, beams and sprockets, and metal components including balustrades, gates and carport shade net structures. In addition, road markings within the complex will be repainted and roof capping ridges will be attended to as part of the project.

The works will also include the treatment of rising damp, which involves proper surface preparation, the application of damp-proofing solutions and appropriate coatings to affected areas. All surfaces will be thoroughly prepared prior to painting, and all work will be carried out in accordance with manufacturer specifications and industry best practices. The site will be kept clean and orderly for the duration of the project, and strict safety protocols will be observed at all times.

Please note that tiling to staircases, walkways and balconies is excluded from the scope of works.

REDECORATION - PAINTING & WATERPROOFING

Mall of Africa, Midrand

This project required extensive strategic planning, as the site is recognised as the busiest mall in South Africa by foot count and the highest grossing retail centre according to the latest available data. The operational environment functions 24 hours a day due to extended trading hours and night-shift personnel, significantly increasing logistical complexity.

The client directive imposed a strict three-month practical completion deadline, further intensifying programme demands. Owing to the lightweight construction methodology of the building, as well as elevation and traffic management constraints, we appointed a traffic and transport engineer, consulting structural engineer, and scaffolding engineer to ensure full compliance across all technical and safety requirements.

A major constraint was that the building’s lightweight structural system could not accommodate conventional scaffold tie-ins. The structure was unable to withstand the forces and load of approximately 260 tons of scaffolding (excluding additional specialised access equipment). This necessitated an alternative engineered access solution and the deployment of 50 full-time riggers operating in both day and night shifts. Production activities were carefully scheduled after hours in high-footfall areas to minimise disruption and ensure public safety.

The scope of work included the preparation of all previously decorated external substrates; full external redecoration in accordance with the consulting architects’ renderings, which incorporated multiple colour applications across designated façade areas; specialised joint reinstatement; waterproofing of exposed slabs; and cladding and tiling reinstatement.

Our team assumed full responsibility for coordinating all trades and professional consultants, managing the project programme, quality assurance processes, statutory compliance, and overall project management. This included the preparation and management of claim valuations, payment certifications, and the securing of guarantees from all suppliers and subcontractors, achieved through stringent compliance oversight and disciplined project control.
